Job Requirement:
Our client is a busy law firm specializing in commercial real estate, and they are seeking an experienced Intermediate to Senior Commercial Real Estate Paralegal to join their dynamic team. This role is integral to the management and organization of mass residential development closings and other commercial real estate transactions. The position is based in the Surrey office, providing essential support to both the Surrey and Vancouver locations.
Key Responsibilities:
- Organize and manage mass residential development closings, including maintaining trust balances for deposits, creating Excel datasheets, preparing developer information packages, and collecting and managing closing documents for each strata lot.
- Prepare and draft all legal documents, correspondence, and accounts required for the completion of real estate transactions, including reviewing purchase and sale contracts.
- Liaise with clients, financial institutions, counsel, and other external parties as needed.
- Monitor critical dates and prepare closing agendas and/or compile checklists.
- Conduct and review off-title due diligence searches, titles, plans, and name searches.
- Draft comprehensive reporting letters to clients on all title and due diligence matters.
- Review tenancy agreements, service contracts, mortgages, and other documents to be assumed on closing.
- Draft transactional purchase and sale documents, including Form A Transfers, beneficial transfers, bare trust documents, notices and directions, directors' and shareholders' resolutions, property transfer tax returns, and assignment agreements.
- Draft complex statements of adjustments after reviewing property tax notices, rent rolls, lease agreements, financial statements, and service contracts.
- Draft all correspondence on file, including undertakings, and communicate with clients, property managers, surveyors, realtors, municipal offices, land title staff, agents, and lawyers.
- Liaise with lender's lawyers, review commitment letters and preconditions to funding, and arrange for and follow up on the delivery of required documents.
- Attend to electronic filing of transaction documents in the land title office, dealing with agents and arranging meetings with other lawyers.
- Manage closing transactions, including the receipt or payout of funds, clearing title, post-closing follow-up, and drafting final reporting letters and closing document books.
- Handle all related reporting and billing.
- Perform other duties as required.
Job Requirements:
- 5-7+ years of experience as a real estate paralegal, with a focus on land development.
- Strong ability to prioritize and handle a high volume of work in a fast-paced environment.
- Ability to run files from start to finish independently.
- Strong computer skills, with proficiency in relevant software.
- Exceptional attention to detail and organizational skills.
- Strong oral and written communication abilities.
- Good analytical and problem-solving skills.
